Cost of Flagstone Patio Installation
The cost of flagstone patio construction will depend on several different factors. The list below is intended to help you get a better idea of how much your project may cost. You can also see some estimated rates in the table to the right.

2. Where you live. Your geographic location can definitely impact the cost of installation. If you live in a major metro area, be prepared to pay higher prices for material and labor than you would in a small town. Also, if you live outside of the contractor’s typical service area, this may increase the cost of your patio project.
3. Grading and site preparation. Basic site preparation is typically included in the contractor’s quote. However, substantial excavation projects or drainage solutions will come at an additional cost. Also, tree removal or any land clearing activities is not usually included.
4. Material availability. Can the stone be found locally? Using stones from a nearby quarry is generally the most affordable option. Shipping costs can be expensive, especially for long distances, when you’re talking about moving thousands of pounds of rocks. However, this may be the only option if you are looking for a particular color or type of flagstone.
5. Type of flagstone. Flagstone is a broad term used to describe a variety of different rocks. There are many options to choose from, ranging from Pennsylvania bluestone to Arizona flagstone (or sandstone). Each one comes at a different price point.
6. Patio size. Many contractors will base their quote on the total square footage of the patio. It’s no secret that larger patios will be more expensive. The contractor should also order extra material to account for waste.
7. Installation method. How will the patio be built? A “dry” installation is typically more affordable. The stones are laid on a compacted gravel base and filler sand is poured between the joints. However, if you are looking to build a more durable patio, you may opt for a “wet” installation. In this case, the flagstones are laid on a concrete slab and the joints are mortared.
8. Patio design and pattern. Rectangular and square-shaped patios tend to be the most affordable when it comes to patio installation. Curvy shapes, irregular patterns, and other custom designs are going to be more expensive. You’ll also have to choose between natural stones or factory-cut pieces. Pre-cut stones or pavers are great for creating uniform patterns. They are also easier to install, which can help cut down on labor costs.
9. Sealing a flagstone patio. Many contractors will recommend sealing the patio to provide additional protection from the elements. This may be an extra cost, so make sure to ask if it’s included before the project is underway.
10. Cleanup. Cleanup should always be included in the cost of patio construction. The job site should be left just as clean, if not cleaner, than it was found. Always make sure to get it in writing so that there’s no confusion between you and the contractor.
